Preparing for your Project
Undertaking a renovation, extension, or a new home build can feel like an overwhelming journey. At AMG Construction Group, we believe in keeping things clear and straightforward for homeowners. Here are the steps you can expect to take (with approximate prices) when preparing for your next construction project.
It's important to note that if you have an idea on the works you would like completed, but aren't sure on the costs, we are happy to come out and have a chat, providing advice and an intial quote to help you decide on the best options within your budget.

Collaborate with a Draftsperson
Once you have a clear idea on the works you would like undertaken, a Draftsperson is your first stop to make it happen. Draftspersons work with you to understand your project and create essential concept drawings, including floorplans, elevations and specifications. These drawings are crucial for council permit submissions and ensure builders can accurately quote on your work.
You can expect to spend between $2,000 - $5,000.

Engage an Engineer
Once you have your concept drawings and and understanding of the costs, a Construction Engineer is your step. Construction Engineers create digital technical drawings that show the building from different angles, ensuring that the design is safe, durable and buildable. They also oversee the overall design and building process of the project. The structural drawings will be used by your builder down the line to give you a more accurate quote and oversee your build
During this process, the Engineer will most likely require tests on your site for a series of reports, these include soil reports, energy reports and engineering reports.
You can expect to spend between $1,200-$2,000 for an Engineer, with additional costs for required reports like soil and energy assessments.

Gather Building Quotes
Once you have your concept drawings, it's time to involve builders to quote on your project.
Builders handle the entire project, coordinating trades, materials, and ensuring compliance with regulations. Meeting with 2-4 builders will give you an idea of the costs. Keep in mind that this quote is a guide and will usually include an expected range. The cost of the build will become more precise with structural drawings from your Engineer. This is the stage to confirm if your project aligns with your budget or if adjustments are needed.
You can expect to spend between $0 - $250 depending on if the Builder charges for quotes. At AMG Construction Group, we offer quotes free of charge.

Surveyor and Permits
When applying for building permits, you can choose to work with a private building surveyor or your local council's surveyor. Most often, homeowners opt for the council's Building Surveyor. During the permit application, you might need both planning and building permits. Planning permits allow specific land use, while building permits ensure compliance with regulations.
This process can take quite a while depending on the build as the Building Surveyor may request further information at different stages throughout the application process.
Once all criteria are met, your permit will be issued.
The cost typically ranges from $3,500-$3,800.

Step 5: Re-engage Your Builder
With all your plans, reports, and permits in place, it's time to reconnect with your chosen builder. They will finalise the original quote, taking the Engineer's requirements into account. This is also when you'll schedule the start of your project. We recommend scheduling at least 1-2 months in advance to allow time for trades, material orders, and preparations. Your builder will provide a project timeline and advise on important milestones. Congratulations, you're on your way to bringing your project to life!
